What 'Reasonably Clean' Means in NSW Rentals
In NSW, renters are expected to leave the property reasonably clean and in a condition similar to the start of the tenancy, except for fair wear and tear. This is practical guidance only and not legal advice.
How agents usually assess it
- Is there visible grime, grease, soap scum, dust, or rubbish?
- Are kitchens, bathrooms, floors, and windows presented in a clean and usable state?
- Does the condition broadly match entry condition report evidence?
What is not the same as cleaning
- Fair wear and tear from normal living is different from avoidable dirt buildup.
- Pre-existing damage, aging fixtures, and deterioration are not solved by standard cleaning.
- Specialist remediation (for example severe mould or repairs) may sit outside normal exit cleaning scope.
Evidence that reduces disputes
- Keep the signed entry condition report and compare room by room before handover.
- Take timestamped photos after the final clean.
- Keep invoices for add-ons such as carpet steam cleaning if booked.
Practical move-out approach
Start with a checklist, focus on inspection-risk areas first, and book cleaning early enough to allow a touch-up window before final inspection. This approach is usually more effective than rushing the clean on key return day.
